What You Should Know Before Using Our Lead Paint Disclosure Template

Am I selling a residential property in the U.S. and Is that property built before 1978. If you answer yes to these questions, you are required to give renters and buyers a lead paint disclosure form.

If your piece of residential real estate was built before 1978, you are required by law to give your buyer two lead paint forms. A lead paint pamphlet and a lead paint disclosure form.

First, as the lead-based paint pamphlet has to be EPA approved, there is just one correct version. "Protect Your Family from Lead in Your Home." This document can be found on the U.S. government Housing and Urban Development (HUD) website.

The second document that you are required to have is the lead paint disclosure form. Those who want to rent or sell their homes are required by federal law to have this form. This document forces owners to reveal any known information regarding the existence of lead paint in the house. The keyword in this law is known. This means that the seller must only reveal details that they already know. Thus, it is not a requirement to hire a lead paint inspector.

You can attach both the lead paint disclosure form and pamphlet to your real estate purchase contract. According to law, you must give the buyer or renter 10 days to carry out a lead paint inspection. The only way to get around this law is if the buyer waives their right to inspection.

Use our seller lead paint disclosure template to quickly and easily rent or sell your real property that was built before 1978.
